House Washing and High Pressure Cleaning believe the use of high pressure cleaners on the walls/paint work of your home can result in more harm then good. That is why we only use the high pressure cleaners on roofs and cement/flooring areas. The house wash itself is down to good old fashioned hard work using cleaning solutions and a soft broom to deliver a thorough, but gentle clean to the walls/paint of your property.

We use biodegradable cleaners designed not only to clean, but to deter future mildew growth. Our cleaners are perfectly safe for humans, plants and pets. We offer a FREE Mould and Spider Treatment with all External House Washes, which lasts for up to 12 months. Our cleaning solution sanitises all surfaces and kills microscopic mould spores, which is essential for hygiene and beneficial to asthmatics.

Important! What you need to know before booking:
We cannot be responsible for water or bleach damage to any items you have left uncovered outside your home or that are damaged because your windows are not closed properly or do not seal properly.

Oiled or stained decks or wooden areas can discolour and appear patchy after cleaning even with plain water. We cannot be responsible for this, so please advise if you have decking you do not want cleaned.

What we do

Firstly your house is sprayed from gutters down to ground with-cleaning solution.
This includes:

  • gutters - external
  • sifetes
  • eaves
  • windows* (basic clean air dry)
  • screens
  • walls
  • railings
  • balconies
  • palings
  • and basically anything else from your gutters down to ground house only.

Once completed the cleaning solution is left to settle on the surface for 10-15 mins.  During this period the cleaning solution really goes to work. All mould-mildew-cob webs,wasp nests,and general grime are removed and the mould treatment bonds to the paint, protecting the surface.

Now that the house has been completely soaked in solution, and has had time on the surface, the house is now scrubbed from top to bottom with soft brooms to remove any stubborn spots. Allot of the time no scrubbing is necessary as the solution is that good it removes everything.
 
After the house has been scrubbed,the house is then rinsed off removing all grub and junk , windows and screens are scrubbed very last and left to air dry.

At this time your house should be sparkling, and if you intentions were to repaint, then you might just have to give the painter a call and cancel him, as your property may no longer require it saving thousands in repainting costs.

  • Remove your clothes from any washing line in proximity to the house – this includes washing lines under sealed balconies. You may think your clothes line is too far from the house to be affected, but wind can blow the cleaning solution a long way.
  • Cover televisions, stereos, couches and any non-waterproof items located outside the house or within 2 metres of windows if you think the window may not seal tightly.
  • Remove or tie up curtains and blinds.
  • Make sure your windows are CLOSED!
  • Check that your fuse box is weather proof – must be able to be tightly shut with no leaking. If your fuse box is not easily viewable (it might be under a balcony or deck for example), it is extra important that you make sure it is sealed and let us know its location before we start cleaning.

If your house is architecturally designed, multi-level or above average size or height, we will need to quote it on site.

Please Note:  The costs are a guide only and estimates will be confirmed upon arrival.  Prices are based on average sized homes.  Homes that are larger may incurr additional charges due to size. Please also note that different styles of home incurr different charges.  This is due to the varying complexity in the work from one style to another. For example, Queenslanders and Post War homes generally have more elements such as large decks and balconies. Due to this, the cleaning takes a lot longer to ensure a professional quality finish.  As a result, more time, more effort, more materials = more cost. Average three bed home requires 250 litres of water to wash.

Will my household items get wet during the clean?

How often should my house be cleaned?
We recommend that an external house wash be performed every two years at the least. This does however depend on the amount of sunlight the house gets,and if the property is in a damp area.  Properties in humid areas such as Brisbane are subject to high mould growth and they really need to be done once per annum. Also mould spores are a trigger for people with asthma and allergies, so this should also be considered when these elements are playing up in your life.

What if I do Have Alergies, Won't the Cleaning Solution cause issues?
The materials used are 100% safe.  They are also non toxic, non flammable, biodegradable and completely natural. The cleaning solution is a material that is a by product of seeds and fruit and is very effective, not to mention a great sanitiser. The mould and spider treatment is added into the solution whilst sprayed onto the house.

Why don’t you just water blast the property instead of using the cleaning solution?
No high pressure is ever applied to the surface of the house because it is to harsh on the paint and wood, not to mention that it will force water into places we don't want it to go. Also, using extremely high pressure does not do as good a job as using the cleaning solution. Neither does it remove spider webs – it simply spreads them.

Why do you recommend a pre paint clean prior to repainting a house?
It must be stated that mould is the key contributor to paint"failing"as the spores get under the paint surface and continue to grow underneath the surface eventually popping off the paint and causing it to crack and fall off the surface. If you do not remove this mould before painting, then you are dramatically reducing the life of your new paint job. Even sanding the house will not remove all mould spores and unless the painter is superman, he cannot get into all the little nooks and crannies.  The liquid of the cleaning solution has a much better shot of doing this. Quite often once our clients houses are cleaned properly they end up cancelling the painter because of the dramatic improvement in the colour and brightness of the paint – up to three times brighter! This occurs because microscopic mould spores are removed from the paint.
